It isn't a case of doing something wrong. Of course owning property in this current epoch in this country appears to be a good investment and there is nothing to indicate otherwise. however, if you can get land and acquire outline planning permission (which shoots the value of the land up) then having the land at source is always going to be a seriously good investment especially if you do your homework in terms of where in the country the major regeneration is taking place. E.g., the compulsory purchase of buildings owned in the area targetted for redevelopment for the Olympics in 2012 isn't down to the buildings owned, but the land upon which it stands. Therefore, it stands to reason that if you prospect right, buying land (regardless of what is on it) in the right places stands to earn you quite a good return either because of the major regeneration that is going on in the area (which will shoot the land price up or rental value of commercial property or a garage/sale value of a house) or give you fiscal leverage if it is land that the government is seeking to acquire for redevelopment purposes.

Whats up Fem, havent seen you around here since the Reggae Thread, days ago.
I agree. I have a customer who last week told me he bought some land for about £2000 some 15yrs ago. Stanstead aiport are extending their capactiy for flights and as a result his land will need to be bought. His valuation on the land is now £1.8million and hes already had one offer of £50,000 just to take first option on the purchase.
The trick is buying the right piece of land. Fem is right, planning permission is key, but if the land has planning on then, (1) expect it not to be cheap and (2) expect a battle to get there first before all of the other developers snap it up, which they will. The expertise comes in doing your research, and in most cases, knowing and understanding what is likely to be given planning permission or be in an area likely to get redeveloped. This involves a more speculative purchase as you're relying on factors that arent in place before you hand over the cash.

I think you have hit the nail on the head, in terms of buying land as a "Randsom Strip" you have to do your research. And have an idea of the Local Authorities Unitiary Development plan, good use of Planning applications in the Area and full understanding of the factors concerning that area.
However, the pure speculative purchase of Land, especially by these Land Bankers in my view are not only a waste of time, but the land brought is extremely expensive, unless brought by the proverbal Farmer direct.

Seems to be a really expensive market to get into. May be worth taking the idea overseas where land is cheaper but in an emerging market.
